What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of your property, with a detailed sketch layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, an appraiser takes measurements and sketches the outside dimensions of the house and any other buildings such as garages, sheds, pole barns etc typically using a laser measuring device.  The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you own! Unless a certified appraiser has recently completed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.
